first of all red, your landlord sounds like she needs a little west texas ass whooopen.

i have a few questions. Did you sign a contract when you moved in or was it verbal? was the price discussed prior to the move in date? was a raise in rent discussed "specifically in the contract" verbal or non-verbal? was a $75 late fee expressed in the contract?

she may be trying to execute powers that she does not have or having you to do things that you did not agree to. if so she is "in breach of contract" which is against the law. and by her doing unlawful acts she is acting in "bad faith" in her business practices, which is a major no no and can make your pockets fat.

the reason why i am asking, is i am a 4th year business law major and landlord tenant law is something that i am required to know. more than likely i know the law about her business better than she does. i can not only help you get out of the agreement anytime you want, but i can put some money in your pocket at the same time. if you have specific questions, or if you want me to read over the contract i will be more than happy to do so.

i signed a contract and rent price was discussed (only place with apartments when my last contract was over within my price range), to the best of my knowledge the 75 dollar late fee was not discussed, with my luck its somewhere in the fine print.

make sure that it is in the fine print, if it is then she is within her power to collect the $75. if its not, and she is pulling that rule out of her rear than let me know, and try to get a written statement saying that you owe her a $75 late fee. dont make any threatening comments, just say thank you and leave it at that.

if you can, email me a copy of your contract and i can look it over for ya and let ya know what it says between the lines.

red

finished looking over my resident handbook (cant find my copy of the contract right now) and it says "if your rent is received after the close of business on the due date, you will be charged an initial late fee plus a daily fee until full payment is received. Due to Fair Housing non-discriminatory practices, no exceptions will be made."

in short, that means that they are within their rights to charge you the $75 late fee., its a shame but the law does protect the assholes just as much as it protects us. dont let it get under your skin, and take it as lesson learned. but if you have anymore questions about their questionable practices you can always ask me.

i did all of the work but most of the parts came from marlin, i fabbed the small stuff. square front d-shaft, sliders, and rear flip kit stuff. nothing major, im not experienced enough with fabrication to make the swap stuff myself in a timely or inexpensive fashion. i still think it looks good though, great out of the box flex with the springs, and pretty good on road ride.

oh and glen i figured out what the problem was with the wheel bearing. i saw that the outer wheel bearing race was not the right one somehow. i dont know how the wrong one was pressed in or even how it fit, but i got the right one in and the problem was solved.

i took it to a place called Shilow Ridge in Alto, Tx today and was quite impressed. is it possible to break a birf with 33's, cause im showing the classical symptoms, hard to turn and clanking noise in the front end, maybe one of the welds broke on the spider gears, idunno yet.
but now that there is traction to all 4 tires the clutch is the weak point. i can pull up to a ledge, ease off the clutch while feather tapping the throttle and the clutch slips a lot more than it used to, got so bad that i could dump it and rack the RPM's up in 4-low 1st gear.
