Advise on Purchasing Land and building?

My wife and I are about ready to sign an offer to purchase 0.60 acres and then have a "cookie cutter" home built as soon as possible.  I'm looking for any practical advise that people might have about contracts or anything else.  Has anyone every had a home built by Stanbrooke Homes (www.stanbrooke.com)?
1989 4Runner: Dual Ultimate (Inchworm front & Marlin 4.70 rear), Marlin Twin Stick, 1200-lb clutch, 4.88 R&P, Aussie Front, Detroit rear, 30-spline Longs, Long hub gears, ARP hub and knuckle studs & 35x12.50 Cooper STT PRO tires.  Marlin rear bumper & sliders.  FROR front bumper.  SAS with Alcan springs & Rancho 9000XL shocks.  Budbuilt Bolt-on traction bar.  Custom Interior Cage by Those Guys Rod and Customs.

never had a home built,,but a few things i have learned is pay each contractor your self,,,,contractors will sub work out,,such if concrete is to be brought in or wells dug..be sure that you take care of getting the sub contractors paid..Too may times have people hire 1 contractor to take care of everything ,,who will sub work out,,and not pay them.The home or property owner is still responible for payment..just cause you paid the main contractor to sub work out don't mean he paid for the services..they will put a lean onyour home and or property for services done..

As soon as you enter escrow I'd go and put up steaks with red or yellow tape running the boundary of the lot. and see if any of the nabors complane that "that's on my land" or "you can't put a fence there", I've been using this area for _____ for years!

That's my  :twocents:  on buying land.

Just don't buy the land next to me.  That's my only advice.
