Flood insurance question.

Do any of you pay for flood insurance? I need an idea what I'm looking at cost wise for flood insurance. I know it'll be different from state to state, house to house, but if ya'll are willing to share, educate me please! We're looking at a home that's flooded before (I'm assuming it was El Nino - '97ish), has been fixed properly, and if we buy want to get flood insurance.

I don't know about just flood, it's included with the rest of our insurance, which is $900 a year.
That includes:
House (everything except quake)
Jetta Turbo (full coverage)
4Runner (full coverage)
1985 pickup (minimum + theft)
1988 2wd (minimum + theft)

Here in PA we have specific areas designated as "flood zones" and I guess they're based on some 100-year flood plain thing.  When you go to buy a house here, they *have* to determine if it is in a flood zone or not, and if it is, flood insurance is required and is outrageous.  So much so that most people won't buy a house in a flood zone because sometimes it can be just about as much as your house payment.  And here it is definitely *not* included in any regular homeowner's insurance, you have to buy a special policy for it.  So I think it's a pretty big deal around here.  I think you might be able to call any old insurance agent and tell them what the value of the house is and they might be able to estimate a flood insurance premium for you?  Or at least give you a ball park idea?

Make sure you ask if there is a difference between a Natural disaster flood and a broken water pipe in your house flood.   Sometimes Insurance companies have separate coverages for these 2 types of floods.

i would pass on the house. the insurance company knows it is in a flood zone and they will charge you for that. its like someone gettin fire insurance in LA after a fire burned their house down.

Cost wil be based on if the house has been rezoned into a flood plain or not.  The Sac Valley was just re-evaluated and many places have been rezoned as flood plains, which their insurance will go up accordingly in 2 yrs.

If it flooded in '97 during the New Years Pineapple Express that flooded Reno, Truckee, and other mountain/foothill communities, but hasn't been flooded at any other times in its history, the flood insurance may not be that much, since that was an unusual occurrence.  Check w/an insurance company and see what the premiums will be and wether or not it is now considered to be a flood plain.  If the premiums are going to double/triple in 2yrs, you will want to look for another house on higher ground.

Thank you for all of your responses.  I appreciate the input.  I don't know the history of the area, except that it's one of the lowest parts of Sacramento - which is low to begin with.  I will find out if the home is in a flood zone - if it is, then who knows where we'll go from there.

If its the area you were telling me about the other day, you may be in luck.  I "believe" that that area is out of the flood zone, but not by much.  We used to have flood zone maps where I worked, I remember looking at them, but unfortunately can't remember specifics on the area.

Thanks guys! Our offer got accepted today, we sent in our counter offer this evening and we're hoping to hear back tomorrow some time. 

Drunckle, there is no way to move up really... Sacramento is just a low elevation city - it floods every 10 years or so.  This place flooded in the 80's then again in '97 and I have varified this with my realtor.  It is in the 100 year flood plan - whatever that means lol.

well aslong as it's not a sucky housing development like the last place  and you can have a bunch of trucks  + not have to cut your grass with a ruler i say go for it then
