so its the outer axle seal then?

yes, more than likely.  as mentioned above, you really have to be careful when pulling your axle shafts not to disturb that seal.  either way, sometimes they 'just leak'.  i have torn apart dozens and dozens of Toyota rear axles....and even with all the proper pre-cautions and steps taken, sometimes it'll just happen
NOT an expensive fix or hard problem to solve though.....
1983 Toyota 4x4 P/U, short bed, 3" Custom ALCAN front springs...they make 104" Wheelbase, 2" Rancho-cheapie rear springs with 1" machine-shop fabricated shackles, 31's on 15x8 AR Outlaw I's, square front driveshaft. New CARB., fuel pump, exhaust. 120K original miles!!!  Bed has little rust!!
